The property is only a 5 minute walk into the centre of the town and a 2 minute walk to the Bodinnick Ferry and the Long stay Car Park at Caffa Mill.

Only a five minute walk from the town centre, Waters Reach is a delightful, 3 storey Victorian house which has recently been renovated and offers good quality, comfortable accommodation close to the town centre. The property is in an elevated position offering delightful river views from all floors, particularly from the upper floors and is an ideal choice for a family or for couples sharing. The property is only a short distance from the Caffa Mill Car Park, the Bodinnick Ferry and the slipway - which is ideal for crabbing and fishing.

There is no parking available, however, Caffa Mill Car Park is only a 400ft walk from the property. There is space to off load outside the property ( the road and slipway is wide at this point ).

From the road, a few stone steps lead up a sloped path to a gravel pathway and Waters Reach's front door. There is a small table and chairs outside the front entrance of the property to enjoy the views.The front door opens into a light, bright hallway with natural wood floors, stairs to first and second floors and door to the sitting room and dining room

The sitting room / dining room is bright and comfortably furnished which includes a three seater seater sofa, 2 arm chairs and a window seat, Freeview TV and DVD player and a gas fire for those chilly autumn nights. The dining area is of a good size with dining table and seating for 6 people.

The modern, fitted kitchen is just off the dining room and has been equipped to a high standard to include gas hob/electric oven range cooker, fridge/freezer, dishwasher, washing machine, tumble dryer, microwave, Nespresso coffee machine and has a good selection of crockery, cutlery and cookware. At the end of the kitchen a door leads to steps to the rear garden. A useful downstairs WC can be found in the hall way under the stairs leading to the first floor.

Upstairs on the first floor is the modern family bathroom with bath, WC, washbasin. Along the hall is Bedroom 1 with double bed and bay window with views of the river, built in wardrobe, TV. Next door is Bedroom 2 with a double bed, built in wardrobe and views out to the garden. A further flight of stairs lead up to the Bedroom 3, a spacious bedroom with king size bed and en-suite shower room with shower, WC and washbasin, built in wardrobe and windows to front and back giving good views of the river and across to Bodinnick and the Du Maurier house.
