Leggy Foot is a unique, recently constructed, and very attractive property that nestles in the heart of some of the most beautiful countryside Cornwall has to offer. Sitting just above the delightful tree lined Penpol creek, a tidal tributary of the river Fowey, the property enjoys a wonderful, peaceful, setting with magnificent views over surrounding, rolling, countryside. With its interesting design features, open plan living and extremely successful contemporary feel it certainly has the aura of a property worthy of the attention of ‘Grand Designs'. With very spacious living accommodation and excellent bedrooms, the property also makes the most of outdoor living with a huge decked area and 14 acres of land, belonging to the owner, which runs down to Penpol Creek. An extensive network of public footpaths provide the keen walker with access to a superb variety of country and coastal rambling. The delightful waterside village of Lerryn, with its Pub and excellent general stores, is just 3 miles to the north and the local towns of Fowey (via the Bodinnick car ferry) and Lostwithiel are close at hand. Whilst children are most welcome, there are some features at the property that may not be suitable for very small children and, therefore, guests must ensure that they are supervised at all times. However, overall, this is an ideal choice for what we feel certain will be very memorable family holidays.

From the country lane two five bar double gates lead to a huge gravelled drive giving ample parking for a fleet of cars, trailers and dinghies etc. From the covered porch, the front door leads into a good size hallway with a slate flagged floor which is a feature of the whole of the ground floor of this property. The hall opens up into a very large open plan sitting room, dining area and kitchen with fantastic views across the open countryside.

To the far end of the building is a very spacious kitchen, fully fitted with modern units including an 8 burner gas cooker with double oven and grill, dishwasher, microwave, washer/dryer, fridge freezer and Belfast sink. There is a large central work station also fitted with cupboards and drawers. The kitchen is very well equipped with good quality crockery, cutlery, glassware, cookware and utensils. A stable door leads out onto a huge decked patio which is south facing and a perfect place to sit with your morning tea and toast. The dining area has a magnificent dining table with seating for up to ten people and a set of folding glazed doors which reveal a division free wide opening leading directly out on to the decked patio, a wonderful venue for alfresco eating.

The Sitting room is spacious and comfortable and is furnished with three large sofas, a comfy chair, wide screen TV with DVD, a contemporary wood burning stove, and full length glass doors leading out onto the decked patio area with lovely views across the fields. What better place to sit on a warm summer evening with a glass of wine and enjoying the wonderful Cornish sunset while watching the wildlife prepare for bed. A spiral staircase leads up to the Gallery, a spacious comfortable place to relax and read or just look at the fantastic views across the fields. There are three comfy sofas on this level as well as ample books to read. Leading off this area is Bedroom 4 which has a Kingsize bed, bedside tables, built in wardrobes, chest of drawers and an en-suite shower room with shower, WC, wash basin and heated towel rail. This room has a sloping ceiling and Velux windows giving lovely views across the fields.

Back on the ground floor a short inner hallway leads from the dining area through to Bedroom 1 which has a King-size bed, dressing table, chest of drawers, a small leather sofa, built in wardrobes and the benefit of an en-suite shower room with shower, wash basin, WC and heated towel rail. Off the main hallway is the large family bathroom with bath, shower over, WC, washbasin and heated towel rail. Bedroom 2 has a double bed with bedside tables, chest of drawers, built in wardrobe and en-suite shower room with shower, WC, wash basin and heated towel rail. On the opposite side of the hall is Bedroom 3 which has twin beds, chest of drawers, bedside table and built in wardrobe.

As well as having a large wood burning stove for which logs are provided, the house is also centrally heated making this an ideal choice for all year round holidays. A welcome pack is left for all guests. Two kayaks are moored on the creek and guests are welcome to use these at their own risk.
