For 2012 St Monica's has undergone some major re-furbishment and now boasts a new, modern, fitted kitchen, dining area and both the ensuite and the family bathroom have been newly fitted.

This interesting and attractive red brick building was originally built as a place of worship for the Roman Catholic community in Fowey and was converted into residential accommodation about 20 years ago. With ‘reversed' accommodation, the property incorporates a superb first floor open-plan living area with a high, sloping, ceiling. There are three bedrooms a bathroom and shower room on the ground floor. This end of the town incorporates the Caffa Mill car and dinghy park, the Bodinnick Ferry landing slip and an access point to the river, for boat launching, (by arrangement with the Harbour Office). The property is situated only a ten minute stroll into the centre of town but has the great advantage of being accessible from the ‘back road' (Passage Lane) thereby avoiding the town centre traffic. The house offers good quality accommodation and is an ideal choice particularly for families.

From the road the front door leads into a hallway, all three bedrooms and the family shower room. Bedroom 1 has a double bed, bedroom furniture, built in wardrobe and has the benefit of an en-suite wet room, WC, heated towel rail and washbasin. Bedroom 2 has twin beds, bedroom furniture and built in wardrobe. Bedroom 3 has full-size bunk beds. The family wet room has shower, WC, heated towel rail and washbasin.

Stairs lead up to the very spacious, open plan sitting room, dining room and kitchen. With a huge floor to ceiling arched window, this room is light and bright and affords views of the river and the ferry making its journey across the river to Bodinnick. There are two comfortable sofa's as well as a single futon, (for additional use by arrangement only and linen is not provided) a large, flat screen TV with DVD player. The fitted kitchen is well equipped and includes an electric hob and oven, microwave, washer/dryer, dishwasher, fridge with ice box and has a good selection of cutlery, crockery and glassware. The dining area has a large dining table with seating for up to 8 people.

There is a small decked area to the rear of the property with patio table and chairs. Children must be supervised at all times.

One small dog is permitted at this property by prior arrangement only and at a cost of £30 per week. Guests must bring their pets bedding and food bowls. Dogs must not be left in the property unattended and are not allowed on the furniture or in the bedrooms. Please see Clause 6 of the Booking Conditions.

The property is carpeted and centrally heated throughout.
