Bodinnick lies on the east bank of the Fowey river about half a mile up river from the harbour entrance. The village is connected to Fowey by a regular passenger/car ferry which runs throughout the year except Christmas Day and Boxing Day. This delightful riverside community has a small hotel/public house, The Old Ferry Inn, providing good food and friendly service in traditional old world surroundings. The village also has one of the smallest churches in the county, St. Johns which was converted from a stable to a church in the 1950s. The village is also the starting/finishing point for the famous Hall Walk, a spectacular footpath which winds its way through National Trust land following the course of one of the tidal tributaries of the river Fowey. Passing through the hamlet of Pont, at the head of the navigable part of the tributary, the footpath terminates at Polruan the village which sits just inside the harbour entrance on the east bank. Polruan has two public houses and a café. There is a pedestrian ferry from Polruan back to Fowey.

Recently completely refurbished, a detached and spacious traditional cottage in a delightful position just 100 yards from the water's edge in this historic and picturesque harbourside village. Fitted and equipped to a very high standard, this welcoming property is ideal for a summer, or cosy winter, break.

A substantial porch with ample space for wellies, coats etc. gives access to the sitting room a delightful, large, bay windowed room with 2 two seater sofas and matching arm chair, flat screen Freeview TV with DVD player and a selection of DVDs.

A glazed door leads to the patio and an archway to the dining room where there is a contemporary solid oak dining table and chairs. The kitchen has just been completely re-fitted with floor and wall mounted cupboards, built-in double oven and ceramic hob, dishwasher, refrigerator, separate freezer, microwave, digital radio etc. Off the kitchen is a small utility room with washing machine. Upstairs are three bedrooms, the Principal Bedroom with a balcony overlooking the harbour and a super king 6' double bed. Bedroom 2 has two single beds, Freeview TV/DVD player and a hand basin and Bedroom 3 a single bed. There is a smart new bathroom with bath with electric shower over, hand basin, WC and heated towel rail. Next to the bathroom is a separate cloakroom with WC and hand basin. A delightful mature garden rises up in terraces to the south and adjoins National Trust land. A paved patio off the sitting room leads to a further paved terrace with views over the harbour. Small children will need to take care on the terrace - there is quite a steep drop to the road. The property has the very unusual advantage of an on-site parking space. The property has shown itself to be exceptionally popular with many glowing reports from happy guests.

Children over 5 years of age are welcome but must be supervised in the garden and terrace areas.
