Located in a prominent position above the road leading out of Fowey towards the Bodinnick Ferry and immediately opposite the old lifeboat slipway, the house provides a fine vantage point from which to observe the bustle of activity on the upper reaches of the river. It is conveniently situated within easy reach of the car and dinghy park, and in the opposite direction only a short walk to the town centre, quays, shops and restaurants.
A sloping path with some steps lead up to a gravel path and to the front door which opens into a bright hallway. On this floor is the tastefully decorated sitting room that is furnished with two comfortable sofas, two easy chairs, TV with Freeview, video player and DVD, CD/cassette sound system and has views through to the river from the elegant bay windows. Also on this floor is the dining room, dining table and chairs, and a sideboard that contains all the necessary dining items. Further along the hall is the fitted kitchen which is well equipped and includes gas hob, electric oven, fridge and dishwasher. The washing machine is housed next to the kitchen. The dining room and kitchen have been equipped with quality utensils, crockery and glassware.

Stairs lead to the first floor and Bedroom 1 with king size bed, matching wardrobe, chest of drawers and two chairs in the bay window with views through to the river. Bedroom 2 has full size twin beds and matching bedroom furniture. The shower room is also on this floor with power shower, WC and washbasin. Another staircase leads to the top floor and to The Master Bedroom with en-suite bathroom. This delightful room, with sloping ceiling and good views across the river to Bodinnick is tastefully equipped with matching furniture. The ensuite bathroom has bath, WC and washbasin and also has the benefit of river views.

To the front of the house is a small terraced area overlooking the river and enjoying the full morning sun. The property is centrally heated throughout and apart from the hall, kitchen and bathroom it is also carpeted throughout.
